How much does roof repair cost?

Updated Sep 20262 sources
The short answer

Most roof repairs fall between about $400 and $1,900, with a published national average near $1,150. Unlike a replacement, a repair is not priced from the size of your roof - it is priced from the size of the damage and what caused it, so a small leak on a large roof can cost less than a complex flashing repair on a small one.

What an average can't tell you

A national average compresses very different roofs into one number, and most of what sets your price is invisible to it. It cannot tell you how many square feet of roof you actually have — which is not your floor area, and is the single biggest driver of the total — or what covering is going back on, and those two choices alone move the figure more than anything else on the page.

It also cannot see how many layers have to come off before anything new goes on, how steep the roof is, how many storeys the crew is working above, or whether the decking underneath has rotted — which nobody knows, including the contractor, until the old roofing is off. Even within one metro, labor pricing and disposal fees shift in ways a single average flattens out.

Those are answerable questions, and they are exactly the estimator’s inputs. It starts from sourced national cost data and recomputes the range for your area, covering, pitch, height, and tear-off — the factually correct next step after any national average.

The sourced range, and why it is not scaled by roof size

Fixr's roof-repair guide states a national range of $400 - $1,900 with an average of $1,150. Notably, it states no reference roof size for that range, and that omission is meaningful rather than sloppy: repair cost tracks the damaged area and the failure mode, not the total square footage of the roof. Our estimator deliberately does not scale a repair figure by roof area for exactly this reason - doing so would fabricate a relationship the source does not carry.

What does move a repair price is access and complexity. A repair around a chimney, a valley, or a skylight involves flashing work and is materially more involved than replacing a handful of field shingles on an open slope.

Using the sourced national repair baseline with no local adjustment, the planning range is $360 to $2,190.

When repairing stops being the cheaper option

A repair is straightforwardly worth it when the roof is young, the damage is localised, and the rest of the covering is intact. It stops being the economical choice when you find yourself repairing the same roof repeatedly, when the shingles elsewhere are visibly at the end of their life, or when the decking underneath has been wet long enough to soften - at which point you are paying twice for access.

The judgement that matters is not repair-versus-replace in the abstract but repair-versus-replace given how many years the rest of the roof has left. A $1,200 repair on a roof with fifteen years left is good value; the same repair on a roof with two years left is money spent on scaffolding you will pay for again.

Repeated repairs to the same roof are usually a signal to price a replacement rather than a third repair.

OUR TAKE

Basis: A judgement, not a sourced rule: it follows from the sourced repair range overlapping a meaningful fraction of a replacement once two or three repairs accumulate, plus the fact that each repair re-pays for access to the same roof.

Related questions

How much does roof repair cost per square foot?
Published repair guidance is not stated per square foot, and treating it that way is misleading. The sourced national figure is a per-job range of $400 to $1,900, because what drives a repair is the failure - a lifted flashing, a cracked boot, a wind-lifted section - rather than an area of roof.
Is a roof repair covered by insurance?
It depends on the cause rather than the cost. Damage from a sudden event such as wind or hail is the kind of thing homeowners policies are written for; deterioration from age is generally not. Whether a specific repair clears your deductible is a separate question, and for smaller repairs it often will not.
